A: Yes. Funds will be transferred electronically to the account of your choice.
Q: Do I get to see the lease before signing it?
A: Yes. Leases will be emailed for review prior to signing. Questions are welcomed.
Q: Do you sell real estate too?
A: Yes, I offer those services. Many owners have chosen Craig Adachi to represent them in the sale of their property.
Q: How and when do I get my rental income?
A: Rental income is transferred electronically to your account monthly around the 15th.
Q: How is rent collection handled?
A: Tenants are encouraged to pay by transferring funds electronically but may also deliver a rent check to our office.
Q: How long of a lease do you sign?
A: We recommend a 1-year term; however, it is up to the property owner to decide.
Q: How much security deposit do you charge the tenant?
A: We require 1.5 times the monthly rent amount, without pets. 2 times the monthly rent amount with pets.
Q: How soon can you start managing my property?
A: We can start the process of preparing your investment property for rent as soon as you would like. We are ready to get started!
Q: What type of properties do you manage?
A: single-family homes, apartments, duplexes, condos, commercial and other multi-family properties
Q: What type of reports do I get and how often?
A: Property owners will receive a monthly statement and a yearly statement for tax preparation.
Q: Who holds the tenant security deposit?
A: Security deposits are held in a separate trust account. Each property has its own trust account that holds the deposit. Or, if the owner chooses they can hold their deposit.
